Terms and Conditions
We want all of our guests to have a safe and enjoyable stay and to be delighted with the Villa. To help ensure there are no misunderstandings our terms are described below.

Terms and Conditions
1. SAFETY. Although the swimming pool is great fun there are inherent dangers with any pool. Non-swimmers and children of all ages must take care when using the swimming pool and must be closely supervised by a capable adult at all times. All guests use the swimming pool and Villa at their own risk. Electrical and other fittings and furnishings are inspected regularly to ensure they are in a safe and servicable condition. Any concerns must be reported to us immediately.
2. The client shall occupy the villa in quiet and dignified manner, protecting all contents against damage, loss or theft. The client is responsible for making good any damage caused by him or her. In cases of any wilful damage or loss the owner reserves the right to cancel any arrangements made with the client without notice or compensation.
3. Neither the owner nor his employees nor anyone directly or indirectly connected with the rental of the villa shall be liable for any loss, injury, damages, to any person or property of the client or additional expense, delay or inconvenience which may be occasioned either by any defect in any appliance or equipment or through the acts, defaults or omission, of any company, firm or persons engaged in providing facilities or services in connection with the villa or caused by force majeure events such as strikes, fire, flood, construction works (external to the villa) or any other event beyond their control.
4. It is the clients responsibility to take out adequate travel insurance for all members of the client party. In the event of a client becoming ill during the holiday, all hospital expenses are the client's responsibility and the owner will not be liable for refund, either partial or total, of the passage or accommodation paid. You are strongly advised to take out travel insurance to cover your complete trip from the U.K. (or wherever) until your return.
5. All reasonable steps are taken to ensure that the villa is maintained to a high standard, if there are any problems these we will take all reasonable steps. However the owner cannot be held responsible for the non-performance of a third party agent when arrangements have been made properly and in good faith.
6. It is expected that the villa is left as found - if there is excessive cleaning required then the owner reserves the right to charge a cleaning surcharge from the deposit.
7. An inventory is supplied with each booking. All items listed on the inventory should be available and in a clean and serviceable condition at the beginning and end of each rental period. Any problems or breakages must be notified immediately.
8. The booking is valid only for the party as described on the booking form. In cases where the villa is occupied by any other person the owner reserves the right to cancel arrangements made with the client without notice or compensation.
Cancellation Policy
More than 8 weeks notice before arrival date - loss of deposit
4-8 weeks notice before arrival date - 50% refund of total rental
Less than 4 weeks - no refund
The above is subject to our discretion if the villa is re-booked after a cancellation.
Security and Cleaning Deposit
A SECURITY DEPOSIT of £100 and cleaning deposit of £50 per booking is payable with the final payment. This will be retfunded after your return, providing our management company do not report any damage to the property and the property has been left generally clean and tidy.
All bookings are taken subject to the terms and conditions above.
Tips for a successful rental..
It is in everyone's interest that any deficiencies found in the Villa are reported immediately eg a stuck blind or blown light bulb etc, Our property is well looked after but we realise that from time to time things do break or become faulty.
We have provided an extensive inventory - it is important to fully check the inventory on arrival and to notify us of any discrepancies.
The Villa will have been cleaned prior to your arrival and must also be left in a clean and tidy state (including washing up, rubbish put away etc). A cleaning surcharge will be retained from the deposit if excessive cleaning is required,
Please have a safe holiday. Be aware of the dangers in and around the pool and also from the sea. Please supervise children fully whilst on Holiday - they may be less aware of the dangers and can be easily caught out.(eg by unfamiliar currents, or road traffic from an unexpected direction)
